TERMS & CONDITIONS

House Rules

1. Please be advised that smoking in the apartment is strictly prohibited. Any violations to this rule will result in a Euro150 surcharge for professional deodorization. It is also prohibited to bring any kind of flammables/explosives/chemicals/ or other substances with strong/noxious odors.
2. Please respect our City's regulations regarding the separation of recyclable waste. Please refer to the brochure we provided at check-in. Please do not dispose of trash in the toilet or leave trash in the stairwells.
3. Please make sure that you remove all food/drink from the kitchen prior to departure.. Otherwise, a surcharge of Euro100 will be imposed. Additionally, please do not leave dishes and other kitchenware unwashed.
4. Check-Out is no later than 10.00 a.m. Late check-out has to be agreed to by the apartment's management. If the apartment has not been vacated by 10.30 a.m. and late check-out arrangements have not been made, you will be charged an additional night.
5. You will be issued a set of keys during check-in. Please take good care of them. If you lose the keys, you will be charged Euro 25 for cost of replacement.
6. The apartment is located in a peaceful neighborhood. Please respect our neighbors' privacy and refrain from loud noises and music.
7. Please remember to turn off the A/C, lights, T.V. and any running water when you leave the apartment for a stroll in our lovely city. This is especially true for the air conditioning. Please do not use the A/C with the windows open.
8. Please do not abscond with any bed/bath linens/furniture/kitchenware or apartment decorations. Otherwise, you will be charged for the cost of replacement. Needless to say, you are also financially responsible for any and all damage/breakage to the apartment and its contents.
9. Please note that the apartment is not to be sub-let at any time, to others; and for safety and insurance reasons, only registered guests are permitted to stay in the apartment.
10. Only certain kinds of pets are allowed in the apartment, with prior approval. Please do not ignore this rule or you may risk having your reservation cancelled altogether and a surcharge of Euro50 imposed for cleaning.
11. Please do not run machinery or other electronic/mechanical devices that consume large amounts of power without prior permission from apartment's management. If items of this nature are found in the apartment, you will be responsible for an electricity surcharge per item, regardless of whether the item(s) have been used.
12. Please try to remember not to run several/all appliances in the apartment simultaneously or you may risk blowing an electrical circuit.

If you book a Standard Rate

The cancellation is free of charge up to 7 days before your arrival; later or in case of no-show, the total price of the entire stay will be charged.

By Credit card

Credit card is required to guarantee the reservation. Payment will be made at the check-in. We reserve the right to pre-authorize the credit card you gave at the moment of the reservation, to check its validity. Please note that a pre-authorization is NOT a transaction charge. In case of pre-authorization denied, we invite you to communicate a new credit card within 24 hours from our our notification, penalty the cancellation of the reservation.

By Bank transfer/Paypal

A deposit of the 30% must be paid at the moment of the reservation and it's refundable up to 7 days before the check-in date (Any bank/paypal charges are your responsibility.)The balance must be paid 7 days before your arrival date. Any bank/paypal charges are your responsibility. You are pleased to send a copy of the payment by e-mail.

Particular Booking Conditions

• Christmas period (22 Dec/7 jan): the 30 % of deposit must be paid at the moment of the reservation;The deposit is not refundable. The balance must be paid 2 weeks before the arrival date.
• Comics festival: the 30 % of deposit must be paid at the moment of the reservation; the deposit is not refundable. The balance must be paid 30 days before the arrival date.
• For long stay (longer than 2 weeks): if you cancelled or modified up to 30 days before your arrival date, no money will be charged; later or in case of no show, the price of the entire holiday will be charged.
• According to the italian law, rental longer than 29 days must be registered in a special office called "agenzia delle entrate." These kind of home- rentals are subject to different booking and cancellation rules. Ask for having more information.
• Other particular booking's conditions can be customized according with our guests's needs.

If you book a Not Refundable Rate

By credit card

The Total price of the reservation can be charged in any moment after the reservation and it's not refundable. If the credit card is not valid or if the credit is not sufficient, we invite you to communicate a new credit card within 24 hours from our notification, penalty the cancellation of the reservation. Accepted credit cards: Visa, Euro/Mastercard, Maestro, CartaSi

By bank transfer/Paypal

The total amount of the reservation has to to be paid at the latest 3 days after the reservation date, otherwise we will cancel your reservation. You are pleased to send a copy of the payment by email. The payment is not-refundable. Any bank/paypal charges are your responsibility.

Things To Know

Price includes VAT.

Price doesn't include CITY TAX

1. According to the resolution no. 4 of 31/01/2013, the Municipality of Lucca introduced a tourist tax. The current regulation was established with the resolution no. 39 of 12/06/2018.
2. The tourist tax is applied to non-residents of the City of Lucca in places to stay for a maximum of 3 consecutive nights.
3. For those who refuse to pay the tax to the accomodation manager are subject to administrative sanctions, according to the art. 12 of the regulation.
4. Exemptions:

• children under the age of 14;
• one coach driver and one tourist guide leading groups of at least 25 people;
• people assisting hospitalized patients in hospitals within the city boundaries, maximum 2 people per patient; people who stay in Lucca to undergo medical treatments in health facilities within the Town boundaries and one companion per patient;
• non-self-sufficient disabled people and their companions;
• police, military, National Firefighters Corps, Civil Defense personnel who stay overnight only for service reasons;
• people staying in accomodation facilities, as decided by public authorities, for emergency situations, disasters, humanitarian reasons.

Damage Refundable Deposit

Security Deposit: A security deposit of 150,00 Euro is due at signing the rental agreement and will be pre-authorized from your credit card. The deposit does not apply towards the rental fee. The security deposit will be charged only if there are loss or damage to the property.
